How Agriland works

Agriland acts as a principal buyer, not a marketplace. You deal with us directly — we take on the search for a buyer, the paperwork and the risk.

The seller journey

1
Submit your property

Tell us about the parcel:

  • Survey number, village, mandal, district
  • Extent, ownership type, asking price
  • Road access and location

Optional uploads: sale deed, pattadar passbook, ROR, EC, tax receipts, survey sketch, partition or inheritance documents.

2
Automated screening

We check location, land extent, parcel category, indicative market price, our own transaction history and inventory, and proximity to parcels we already hold — then generate a preliminary price.

3
Due diligence

Properties that meet our investment criteria enter formal due diligence across four areas: legal (title chain, EC, litigation search), revenue (survey, classification, mutation), physical (GPS, boundaries, possession) and commercial (market price, adjoining buyers, consolidation potential).

4
Offer, agreement & payment

If your property passes due diligence, we issue a purchase offer within a defined process, subject to verification — followed by agreement, registration and payment.

The Agriland Property Score

Every submission is scored internally. Only A+, A and selected B properties are normally acquired.

A+

Clean title, contiguous, strong location, excellent access, adjoining buyer identified.

A

Clean title, good location, consolidation potential.

B

Reasonable title, moderate liquidity.

C

Title complexity, poor access, unclear boundaries.

D

Litigation, disputed ownership, serious title defects.

"If your property meets our acquisition criteria and passes due diligence, Agriland intends to provide a purchase offer within a defined process."
